Was this roof cost calculator helpful?
Why this calculator gives a different answer than the free ones you have already tried:
  • Most free roofing calculators have no cost side at all, or use generic labor and material rates you cannot change.
  • Address-based tools are accurate to about 2–5% on a simple gable but degrade on complex, shaded, or recently altered roofs — and they are lead-capture forms.
  • Almost none of them adjust labor for pitch, even though pitch adds 20–50% to labor cost.
  • Every one of them requires you to add a waste factor on top. This one builds waste, decking, and contingency into the model.

How this calculator works

The estimating formula here is the same one professional roofing estimators use: (squares × material per square) + (squares × labor per square) + tear-off + decking allowance + accessories + permit, then adjusted for region and complexity, with a contingency on top.1 The difference is that most free tools stop at the first two terms and hand you a range. This one shows all seven lines separately, so you can see which line is driving the total — and which line a contractor may have left out.

Total = [ (Squares × Material) + (Squares × Labor × Pitch × Complexity) + Tear-off + Decking + Accessories + Permit ] × Region + Contingency

Two adjustments matter more than people expect. Pitch raises material cost because a steeper roof has more surface area, but it also raises labor because crews need roof jacks, harnesses, and staging — a surcharge of 20–50% over a walkable roof.6 Most calculators only adjust the material side. Complexity adds 15% to labor for a roof with one or two valleys and up to 35% for three or more valleys, dormers, or skylights.9

Seven lines, not one number. Labor is the biggest line, which is why a steeper or more complex roof costs more even when the shingle is identical.

Roof replacement cost per square in 2026

One roofing square is 100 square feet of roof surface — not floor area. Installed cost per square in 2026 runs from about $350 for 3-tab asphalt to $1,500+ for standing seam metal, with material at roughly 40% and labor at 60% of the total.2 These are national averages for a 6/12 to 8/12 roof with a single-layer tear-off and standard accessories.

What actually moves the number

Five variables explain most of the spread between two quotes for the same house. If you are comparing bids, check these five before you compare the bottom line.

1. Pitch — and not just for the material

A steeper roof has more surface area, so it needs more material. But it also takes longer to install, requires roof jacks or harnesses above roughly 7/12, and slows the crew down. A 12/12 roof can add 45–70% to the total compared with a walkable 4/12, even though the shingles are identical.5

Pitch cost ladder − steeper roof, higher total 4/12 6/12 8/12 10/12 12/12 1.05× 1.12× 1.20× 1.30× 1.41× material multiplier +0% +5–10% +15–25% +30–45% +45–70% total cost impact above this line: roof jacks, harnesses, slower crew Walkable
Material multiplier is only half the story. The total cost impact includes the labor surcharge for roof jacks, harnesses, and slower installation above 7/12.

2. Complexity — valleys, dormers, and penetrations

A hip roof with one or two valleys adds about 15% to labor; three or more valleys, dormers, or skylights add up to 35%, because every transition means more cutting, more flashing, and more time.9 This is also the variable satellite tools handle worst.

3. Tear-off layers

A single-layer asphalt tear-off runs about $100–$180 per square, including labor, debris removal, and dump fees.3 A second layer adds roughly $50–$100 per square because of extra labor and disposal weight, and a third layer adds more again.3 A roof-over (no tear-off) is cheaper but voids most manufacturer warranties and is prohibited by some codes — the calculator flags this when you select 0 layers.

4. Decking allowance

Most quotes include a fixed decking allowance — commonly 10% of roof area at $50–$100 per 4×8 sheet installed.1 Anything beyond that allowance is a change order. On an older roof, budget for more: full sheathing replacement runs $50–$130 per sheet installed.10

5. Region

Regional variation runs about plus or minus 25% nationally, driven by labor rates, code requirements, and freight distance.2 The Northeast and West Coast sit at the top; the Southeast and Midwest at the bottom.8

The multipliers below are applied to the full subtotal in the calculator. They are grouped from state-level data: California runs about 38% above the national average, New York about 32%, Massachusetts about 25%, while Mississippi runs about 29% below.9

Cost per year of roof life: asphalt vs metal

The upfront price is the wrong number to compare. A $22,900 architectural roof that lasts 27 years costs about $849 per year. A $36,900 standing seam roof that lasts 50 years costs about $739 per year — and over 50 years you buy the asphalt roof twice.11 The two options are closer than the sticker prices suggest, which is why “metal costs three times more” is only true on day one.

50-year cost of ownership − same dollars, undiscounted Architectural asphalt Roof 1 · $22,920 Roof 2 · $22,920 $45,840 $916 / yr Standing seam metal One roof · $36,967 $36,967 $739 / yr $0 $15k $30k $45k Metal saves about $8,900 over 50 years — roughly $177 per year Undiscounted and same-dollar. Does not include insurance discounts, energy savings, or resale value.
The asphalt roof is cheaper on day one and more expensive per year of protection. Over 50 years you buy it twice.
What the cost-per-year number excludes: insurance discounts for impact-rated or metal roofs (10–35% in hail states, 5–20% in hurricane zones), cooling-cost savings from reflective metal, and resale recovery (both options recoup roughly 60–70% of cost).11 Including those usually widens the metal advantage — but the calculator deliberately leaves them out so the comparison stays conservative.

How to audit a roofing quote, line by line

This is the part most calculators skip. The estimate above is itemized because a real roofing quote should be itemized too. If a bid is a single total with no breakdown, that is the first red flag.12 Compare every bid against these twelve lines.

11Labor and logisticsCrew size, days, dumpster, permit, magnet sweepNo permit, no cleanup clause

Field note from the estimating desk: the fastest way to compare three roofing bids is not to read the totals — it is to check whether all three include the same five things: tear-off depth, decking allowance, drip edge, ice and water shield, and permit. Bids routinely differ by $3,000–$6,000 on a 27-square roof purely because one contractor excluded decking and another included a full ice barrier. Line up the twelve rows above side by side and the cheapest bid often stops being the cheapest.

What this estimate does not include

The calculator covers the standard replacement. These are the costs that show up as change orders or surprises, and they are the reason a final invoice can exceed a quote by 10–25%.

  • Decking rot beyond the allowance — $50–$130 per sheet installed, and 20+ sheets on a water-damaged roof.10
  • Code upgrades — ice barrier, drip edge, and ventilation upgrades required at reroof can add $500–$2,000.8
  • Chimney or skylight rebuild — flashing replacement is often quoted as an add, not a base line.
  • Permit and dumpster — included here at $700, but they range from $300 to $1,100 by jurisdiction.1
  • Structural repair — sagging decking or failed framing is a separate trade.
  • Hazardous material — testing and disposal on pre-1980 roofs with asbestos or lead paint.
  • HOA approval and color match — application fees and possible lot-match premiums.

If insurance is paying: ACV vs RCV

This is the single largest out-of-pocket variable, and no roofing cost calculator accounts for it. Under replacement cost value (RCV), the insurer pays the full cost to replace the roof minus your deductible. Under actual cash value (ACV), the payout is depreciated first — policyholders with significant roof depreciation may receive only 40–60% of the actual repair cost.13 On an $18,000 roof, that is roughly $9,400 paid and $8,600 out of pocket, versus about $15,500 paid on an RCV policy with a $2,500 deductible.13

If a claim is involved, use the calculator’s total as your replacement-cost benchmark, then compare the insurer’s scope line by line against the twelve items above. Missing drip edge, ice barrier, or decking is common in initial adjuster scopes and is exactly what a supplement is for.

Frequently asked questions

How much does a roof replacement cost in 2026?
Most asphalt shingle replacements land between $9,000 and $18,000 for a typical single-family home, with a national average around $11,500–$13,000.1 Per square foot, asphalt runs $4–$8 installed, standing seam metal $8–$16, tile $12–$30, and slate $18–$45 depending on region and roof complexity.4
How much does a roof cost per square?
Installed cost per square in 2026 runs $350–$500 for 3-tab asphalt, $450–$700 for architectural, $850–$1,300 for standing seam metal, and $1,000–$1,800 for tile.2 One square is 100 sq ft of roof surface, and material is roughly 40% of that price with labor at 60%.2
Why is my quote higher than the calculator’s estimate?
Usually one of five things: a steeper pitch (adds 20–50% to labor)6, a complex roof with valleys or dormers (adds up to 35% to labor)9, two or more tear-off layers3, decking replacement beyond the allowance10, or a high-cost region (up to 1.35×).9 Ask the contractor to itemize; the gap will show up in one of those lines.
Does roof pitch really change the labor cost?
Yes. Steeper roofs need roof jacks, harnesses, and staging boards, and crews work more slowly — a surcharge of 20–50% over a walkable roof.6 An 8/12 pitch can take 30–40% longer than a 4/12.6 Material also increases because the surface area is larger — a 12/12 roof has 41% more surface than its footprint.5
Is a roof-over cheaper than a tear-off?
Yes on paper — you skip the $100–$180 per square tear-off.3 But a roof-over voids most manufacturer warranties, hides decking damage, adds weight, and is prohibited by some codes. The calculator flags it when you select 0 tear-off layers. For most homes, the tear-off is the better long-term decision.
How much does it cost to tear off and replace a roof?
Tear-off plus replacement runs about $3–$7 per square foot installed, or roughly $9,000–$22,000 for a typical single-family home in 2026.3 Tear-off alone is $1,000–$5,000 including disposal, depending on size and layer count.3
Is a metal roof worth the extra cost?
Over 50 years, usually yes — but the advantage is smaller than the sales pitch suggests. Asphalt costs about $210–$320 per year of life; standing seam metal runs $233–$600 per year depending on the installation and climate.11 Metal wins decisively if you plan to stay 15+ years, live in a hail, hurricane, or wildfire zone, or want to avoid two future replacements.11
How much should a roofing quote include?
A complete quote itemizes at least twelve lines: scope of removal, layer count, decking allowance, underlayment and ice barrier, drip edge, valley flashing, ventilation, penetrations, starter and ridge cap, material brand and product line, labor and logistics, and payment and warranty terms.12 A single total with no line items is a red flag.12
What is the difference between ACV and RCV for a roof claim?
RCV pays the full replacement cost minus your deductible. ACV pays replacement cost minus depreciation — often only 40–60% of the repair cost.13 On an $18,000 roof, that gap can be roughly $8,600 out of pocket.13 Check your policy before you file.
Why do the free satellite roof calculators disagree with each other?
Satellite tools are typically accurate to about 2–5% on a simple gable, but degrade on complex geometry, heavy tree cover, recent additions, and attached structures.7 They also inherit whatever the imagery got wrong, and several are lead-capture tools that return a broad range rather than a measured scope.7 A dimension-based estimate is only as good as your inputs — but at least you can see what the inputs were.
