How this calculator works

Metal roofing is sold as panels cut to length, not as bundles. The calculator converts your roof area into linear feet of panel, then divides by panel length to get panel count, and derives trim, clips, underlayment, and cost from that base.1 Panel width matters here more than in any other roofing system: a 12″ standing seam panel needs twice the runs of a 36″ exposed fastener panel for the same roof.

Linear ft of panel = Area × (1 + Waste) ÷ Panel width
Panels = ⌈Linear ft ÷ Panel length⌉
Clips (standing seam) = ⌈Linear ft ÷ 2⌉ at 24″ on center

The panel length field is the difference between a real takeoff and an estimate. Longer panels mean fewer seams and fewer clips − but they are heavier to lift and harder to transport. Standing seam typically maxes out at 30–40 ft per panel by trucking limit; exposed fastener is usually stock 8–20 ft lengths.2

Standing seam vs exposed fastener − the critical difference STANDING SEAM Hidden clips − no fasteners through panel 40–60 yr life · $10–$14 / sq ft EXPOSED FASTENER Screws through panel − exposed gaskets 25–40 yr life · $5–$8 / sq ft Same roof area, different panel width, different panel count, different clip/screw math. Standing seam is 2× the cost upfront and roughly 2× the life — which is why the 50-year math below matters more than the day-one quote.
Standing seam hides the fasteners; exposed fastener does not. That single design choice determines both lifespan and whether you are pricing clips or screws.

50-year cost of ownership, honestly

Metal is not always cheaper than asphalt over 50 years — it depends on the asphalt price, the metal price, and how many asphalt roofs you would buy. The calculator shows the real comparison rather than the one the sales brochure uses.

50-year cost of ownership − 2,200 sq ft roof Architectural asphalt Roof 1 · $12,100 Roof 2 · $12,100 $24,200 $484 / yr Standing seam 16" One roof · $24,200 $24,200 $484 / yr $0 $12k $24k $36k Pure cost: a tie at $484 / yr. Metal wins on value, not on price. Insurance 10–35% off · HVAC 10–20% off · resale 1–6% higher The sales brochure says metal is cheaper. On pure price, it is not — it is equal. The value case is separate.
On pure installation cost over 50 years, standing seam ties architectural asphalt. The advantage is insurance discounts, cooling savings, and resale — not the sticker.

Field note from the estimating desk: the two mistakes that cost the most on metal roofs are (1) ordering panels shorter than the eave-to-ridge run and adding a lap that should not be there, and (2) using 24-gauge coil instead of 26-gauge to save money. Panel lap introduces the only path for water on a metal roof that is supposed to be monolithic. On coil: 26-gauge is fine for exposed fastener, but standing seam on any roof over 8/12 should be 24-gauge, because the panels flex when walked on during install and the seams can oil-can permanently. If a quote is unusually low, ask the gauge.

Frequently asked questions

How many metal panels do I need?
Divide roof area (plus waste) by panel width to get linear feet of panel, then divide by panel length. A 2,200 sq ft roof at 16″ panel width with 10% waste is about 1,815 linear feet; at 16 ft panel length that is 114 panels. The calculator does this for you, including the gable or hip waste factor.
What is the difference between standing seam and exposed fastener?
Standing seam uses hidden clips that let the panel expand and contract without a fastener penetrating it, so it lasts 40–60 years. Exposed fastener uses screws with gaskets through the panel, which is faster and cheaper ($5–$8/sq ft vs $10–$14) but the gaskets degrade and are the failure point at 25–40 years. Same roof area, very different lifespan.
What is the maximum panel length for metal roofing?
Standing seam panels are usually cut to length on a coil trailer, with 30–40 ft being the common transport limit before a splice is required. Exposed fastener panels come in stock lengths of 8, 10, 12, 16, or 20 ft. Longer panels mean fewer seams and fewer clips — but they weigh more and need more people to lift.
How many clips do I need for standing seam?
One clip every 24 inches of panel run (0.5 clips per linear foot) is standard. That is roughly 4 clips per 8 ft panel, or 8 clips per 16 ft panel. Clips are sold in bags of 50–250; order in whole bags and add 5% for drops.
Is a metal roof cheaper than asphalt over 50 years?
On pure installation cost, roughly equal — a 2,200 sq ft standing seam roof at $11/sq ft ties two architectural asphalt roofs at $5.50/sq ft each over 50 years. The metal advantage comes from insurance discounts (10–35%), cooling savings (10–20%), and resale premium (1–6%). The 50-year difference works out to about $60–$100 per year in metal's favor once add-ons are included.5
What gauge metal should I use?
26-gauge is fine for exposed fastener panels on lower pitches. 24-gauge is the standard for standing seam, and should be the minimum for any roof over 8/12 — the panels flex during install and thinner metal can oil-can at the seams. If a quote is unusually low, ask the gauge before signing.
Does a metal roof increase home insurance costs?
Usually the opposite. Class 4 impact-rated metal roofs earn 10–35% off premiums in hail zones (TX, CO, OK) and 5–20% off in hurricane zones (FL, coastal TX, coastal NC).5 Some insurers offer nothing — check with your carrier before ordering.
How much does a metal roof cost per square foot?
Standing seam: $10–$14 per sq ft installed. Exposed fastener: $5–$8 per sq ft. Metal shingle: $8–$11. Metal tile: $9–$13. Per square (100 sq ft), that is $1,000–$1,400 for standing seam and $500–$800 for exposed fastener.4
What is oil canning on a metal roof?
Oil canning is the visible waviness that develops on flat metal panels, usually from thermal expansion, uneven substrate, or under-tight clips. It is cosmetic, not structural, but it is the most common complaint on standing seam roofs. Using 24-gauge instead of 26, using a heavier substrate, and confirming clip placement reduces it.
Can I install a metal roof over shingles?
Technically yes, with battens or purlins, and it saves the tear-off. But it voided most manufacturer warranties on both the metal panels and the existing shingles, hides any decking issues, and adds load to the structure. Most installers recommend a full tear-off — especially on any roof over 20 years old.
